Peacefully positioned on a family farm in north Norfolk, Harrow Barn is approximately 10 miles drive from the coast. The accommodation is custom-built for two. The conversion, which is four-star rated, aims to encompass the stunning views and maximise the elements of space, light and comfort.

The barn has oil-fired central heating, as well as a wood burning stove to welcome you after that bracing walk on Holkham beach! The vaulted living room has a leather 2-seater sofa and two fireside chairs. There is a 23" Flat-screen TV with Freeview, DVD and CD player. The separate dining area has a pine table and leather chairs. The kitchen area is modern and well equipped with full sized electric oven and hob, fridge & freezer, microwave, dishwasher and washer/drier. The generous bathroom is designed as a wet-room with bath and an open shower area. The spacious bedroom, which is also vaulted, has a King-sized bed. This can be made up as two 3ft if required.

Outside, the barn has open meadow frontage with unspoilt panoramic views and a wealth of local walks. Watch for gambolling hares or relax on the private patio and listen for the skylarks. The property is all on one level, making it wheelchair friendly (details on application). You can bring one well behaved dog by prior arrangement. Prices include quality bed linen and towels.

This pretty & compact 17th Century labourer’s cottage is tucked away in a quiet road on the edge of the charming un-spoilt Suffolk town of Halesworth. The town offers a colourful selection of shops, pubs, cafes and restaurants based along its pedestrianised Thoroughfare. Halesworth is the perfect location to explore the Heritage Suffolk coast with the famous coastal town of Southwold just six miles away with its spectacular promenade, sandy beaches and recently rebuilt pier and the home of the Adnams brewery. Local to the area is Aldeburgh, Snape, Walberswick, Dunwich, the Minsmere Bird reserve and access to the Norfolk Broads at Beccles.

The cottage has been lovingly renovated into a comfortable holiday retreat. The sitting room has exposed beams, open brick fireplace with gas effect coal fire, TV and DVD, and a sofa bed that can provide comfortable sleeping accommodation for one person. The bright fully equipped kitchen includes separate fridge and freezer, washing machine, microwave, gas hob and oven; a door leads into the conservatory, with folding dining table and chairs. A turned staircase leads from the sitting room to a small dressing room (with space for a cot if required), with an Art Nouveau cast iron fireplace; off this is the cosy double bedroom. Both upstairs rooms have views over the marshes at the front of the house and views of the garden from the rear Velux windows. This charming traditional flint cottage is tucked away in the picturesque village of Blakeney on the North Norfolk Coast, part of the largest coastal nature reserve in England and Wales. The cottage is about 3 minutes' walk away from the quay, and excellent pubs such as The Kings Arms and The White Horse.

Beautifully restored, this luxurious hideaway combines period charm with modern day comfort. Wren Cottage is beautifully furnished and very well appointed. Downstairs it includes a modern fitted kitchen, a delightful cosy living room, with rugs laid over a pamment tile floor, and a traditional open fireplace. Through from the sitting room is an inner hallway with the ground floor bathroom off, and a broad flight of stairs to the first floor. The cottage would originally have had 2 bedrooms, but the first floor has now been laid out as one very large and luxurious bedroom, with King size bed, traditional pine furniture and lovely views over the marshes towards Blakeney Point. Charming 16th Century Cottage next to famous 'Cathedral'. Sleeps 4.

The present owners have run Fern Cottage successfully as a holiday cottage since 1988. It is situated in the shadow of the internationally famous 'Cathedral of the Marshes’, down a lane leading to Blythburgh Marshes, that was originally the old Yarmouth Road; From Cromwell’s soldiers to Charles Dickens on his way to Blundeston in Norfolk, all have past this magical setting that is Fern Cottage. Thought to have been built in the 16th century, some of the beams used in its construction were probably taken from redundant ships when Blythburgh ceased to be a flourishing inland port in the 18th Century.

A pretty enclosed garden with lawn, flowers beds and garden, table and chairs is accessed from the lane by a five bar and wicket gate where there is standing room for two cars. A kitchen with table and chairs, electric oven, microwave and fridge leads to a small hallway with a shower room and toilet leading off. The cosy lounge has an open fire, TV, video and DVD and has a wonderful atmosphere to relax in after a days walking the marshes and the River Blyth or enjoying the beaches of Southwold and Walberswick. Steep cottage stairs lead to a landing bedroom with double bed, which in turn leads to another bedroom with two singles. Three double duvets and pillows are provided but not linen. Pets are welcome and there are lots of walks in the immediate vicinity and a large enclosed field adjacent to the lane.

Squirrel Cottage is a charming pink cottage in the centre of a small terrace of three, situated on a private driveway, tucked away near the end of a quiet country lane. The cottage has off road parking and is in easy walking distance from the famous Snape Maltings. The cottage is perfectly situated for exploring the Suffolk heritage coast on foot, cycle or by car with the beautiful seaside towns of Aldeburgh and Southwold only a short distance away. Snape is an area of outstanding natural beauty famous for it’s forest walks, salt marshes and wide esturies. A 2 minute walk away from the cottage, at the end of the lane is several hectares of land which the RSPB purchased in 2008. They are currently in the process of returning the land to its natural state of marsh/wetland. Since this time there has been an increase in Marsh harriers, Bitterns and Barn Owls in the area.

The sitting/dining room is a cosy, comfortably furnished room with a wood-burning stove (for which a basket of logs is provided), Colour TV, DVD, CD/cassette radio and dining table seating up to six. There is also a small reading room downstairs with a single futon which doubles as a third bedroom. The newly-fitted kitchen is well equipped with electric cooker, fridge/freezer, microwave, washing machine, toaster etc., and looks out on to a beautifully paved terraced garden. The bathroom is situated upstairs along with two tastefully furnished bedrooms - one with a 4’6 bed, the other with a 4’ bed. Bed linen and towels are provided. The cottage is heated by electric storage heaters. Two cycles and a barbeque can be made available if required. A welcome basket is provided on arrival with fresh free-range eggs from our very own hens as well as some essentials to ensure you can make a hot drink and have a snack on arrival. We regret no smoking and no pets. Changeover day is Saturday. Weekends and 3-night breaks subject to availability.

Facing open farm land Sunny Cottage is at the end of a small terrace of cottages close to Blythburgh Pottery Suffolks smallest working pottery. The area is perfect for walking with walks along the banks of the river Blyth to nearby Walberswick, and a ferryman will row you across the river to Southwold, or you can cross by the old Bailey Bridge. Caught in a gentle time warp Southwold gently refuses to be commercialised and with its high street of small shops and galleries is still one of East Anglias best kept secrets. Also nearby is the RSPB reserve at Minsmere for bird watchers.

Downstairs, the cottage has a large fully-equipped kitchen, separate dining room, lounge with log fire and T.V, and a bathroom with hip bath/shower and toilet. Steep cottage stairs lead to landing bedroom with twin beds, leading to the main bedroom with a four poster bed. The cottage is double glazed and there is oil fired central heating for the cooler seasons. Sunny cottage has a small enclosed garden and off road parking.

Like many other people, we have rented holiday accommodation and sometimes know the disappointment when the promised holiday cottage turns out to be less than 'inviting'. When we decided to let Sunny Cottage, we therefore put a great deal of thought into ensuring that it not only comes up to, but hopefully surpasses your expectations.

Holt is a small, award winning country town serving the surrounding villages. There are ample pubs, restaurants and surprisingly stylish shops abound. Holt is only 4 miles from the coast at Cley-Next-The-Sea and Blakeney with the seaside resorts of Sheringham and Cromer less than 10 miles away. It is ideally situated for walking, bird watching, horse riding or sightseeing. You can take the ‘Holt Flyer’ - the Routemaster double-decker bus that carries you to the station to catch the steam train across the heath and coast to Sheringham. Alternatively, take a boat trip to see the seals at Blakeney. Don’t forget to buy some mussels or crab for your tea!

Jim’s Cottage is situated in a quiet cul-de sac adjacent to the Holt Country Park and a short walk to the centre of the town. It is a traditional, mid-Victorian, brick and flint workman’s cottage and retains much of its original charm with lumpy plaster, stripped wooden doors, oak floors, open fireplace and steep stairs. However, it has a fully fitted kitchen, bathroom and gas central heating. Jim’s cottage sleeps 4 in a double and a twin room. The excellent, safe garden makes it an ideal cottage for families, and both children and smokers are accepted, but sorry, no pets. Short Breaks available between November and April.

Old Mill Farm holiday cottage comprises a self contained wing of a beautiful 17th Century farmhouse on the outskirts of the pretty Norfolk village of Garboldisham lying close to the Norfolk/Suffolk border. Situated in an idyllic position next to the village common and Garboldisham windmill and set in large grounds, much of which is meadowland dotted with wild flowers, this is truly a tranquil place to relax and unwind. In the vicinity there are plenty of walking and cycling routes and also close at hand are Bressingham Steam Museum and Gardens, Banham Zoo and Snetterton Racing Circuit. The towns of Diss and Bury St. Edmunds are well worth a visit for curiosities such as Gaze's Auction Sale and England's smallest pub.

The cottage itself has a large sitting/dining room with comfy sofas, dining table and chairs, colour TV and video. There is a small but fully equipped kitchen with fridge, cooker, microwave etc., two bedrooms, one double and one twin (both of which overlook the windmill), bathroom with wc, wash basin and bath with shower attachment, plus a small utility area with automatic washing machine. Outside there is a private garden with furniture and BBQ together with parking. The cottage has oil fired central heating and double glazing and together with its beams, cottage doors, pine furniture and bygones, has a warm welcoming atmosphere. Pets are welcome.

Hadden Cottage is an 1860 end of terrace cottage situated in the large village of Briston, North Norfolk just four miles from the Georgian town of Holt and eight miles from Blakeney and the north Norfolk coast.

The cottage has two double bedrooms with a sofa bed in the extensive kitchen/diner. There is a secure and secluded sun trapped garden, with its decking at the rear for that glass of wine at the end of the day. There is off road parking at the rear of the cottage for two cars.

On the ground floor is a sitting room with open log fire, 2 seater sofa, 2 chairs, leather swivel chair, small wicker chair, coffee table and nest of tables, TV with Freeview, DVD and CD players. Dunwich is an as-yet unspoilt Coastal Village with only a pub, The Ship, and Fish and Chip café in a scenic part of the Suffolk Coast. Surrounding towns and villages within easy reach include Walberswick, Aldburgh, Thorpness and Southwold. The nearest shop is in Westleton two miles away. The Bridge Nurseries closeby provide excellent meals.

The grounds of the farm are fully accessible for rambling and nature watching, with wide wild natural field margins. In addition, the traditional market towns of Halesworth and Bungay are 5 miles away whilst Beccles, gateway to the southern Norfolk Broads and offering boat hire, lies 7 miles away. The Old Joinery is one of two luxury cottages sharing a secluded site once occupied by a carpenter's workshop and store, just a 3 minute walk from the High Street of the unspoilt village of Cley-Next-The-Sea, on the beautiful North Norfolk coast. Cley is a delightful village with two pubs (both serving real ale and excellent food!), a noted delicatessen, a pottery and a traditional smokehouse selling smoked fishes and pates.

Great attention to detail has been paid to both the building of the cottage, as well as to its decor and furnishings. Externally, it is built from a combination of flint, brick and shiplap, under a traditional pantile roof, with a south-facing garden and paved terrace with shrubs and lawn. It has a 'cart-shed' garage, together with parking for a second car.

Brancaster is on the popular North Norfolk Coast and was originally a Roman Fortress built about 300AD as part of the coastal defences. The village is now a quiet little resort with a handsome church, a modern, well-stocked general store about a 2 minute walk along a pretty very narrow lane, and a village pub where children are welcome, and which offers good food. There are numerous high quality restaurants on your doorstep. There is a sailing school at Brancaster Staithe and the Royal West Norfolk Golf Course is at Brancaster. Burnham Market is about 3 miles away and has around 40 attractive shops.

Situated just a pleasant short walk from the beach, the cottage is at the end of a narrow lane with open farmland to the South and West. The lane is part of the North Norfolk Coastal path and all that you are liking to see passing the door are walkers, dogs and the occasional tractor. The house and garden are ideal for guests with children or dogs as the rear of the cottage is enclosed. There is a lovely light sitting room with open fire, dining area, kitchen, bathroom with bath and powerful shower, two double and one single bedrooms. The kitchen is equipped with double oven and hob, microwave, fridge and washing machine. Behind and to the side of the cottage is a lovely sheltered patio and private garden. The garden faces South and the patio West so provides a lovely afternoon and evening (in the Summer) sun trap. There is a garage and ample parking space for several cars. Coniac Cottage is in the charming and tiny Norfolk village of North Creake and is approximately 5/6 miles from the wonderful North Norfolk coastline. North Creake has a great pub, The Jolly Farmers, a post office, a 13th century church, the ruins of an Augustinian abbey and a small collection of galleries and shops/cafe at Creake Abbey galleries on the very edge of the village. Perfect for a holiday!

North Creake is close to Burnham Market, one of the prettiest villages in Norfolk which has pubs/restaurants, butchers, delicatessen and all manner of small retailers. For a larger selection of shops and a weekly (Thursday) market Fakenham is only 7 miles to the south.

The cottage has three bedrooms and sleeps 6 in a double, a twin and a twin/double which can be made up either way. There is a bathroom/WC on the first floor and an additional WC on the ground floor. It is furnished to a high standard and has a fully fitted kitchen and living/dining area with a small backgarden. There is off road parking to the side for two cars. The views are of the surrounding countryside and the Jolly Farmers is a couple of minutes walk while the post office is about 4/5 minutes away. Bedding is supplied but towels are not. Heron and Kingfisher cottages are in a pleasant position close to the River Ant on The Norfolk Broads. The village Staithe is nearby and is the perfect place to stroll and watch the boats and wildlife.

Both cottages were newly built in 2003 and are redecorated and fitted to a good standard. The bedrooms are on the ground floor with French doors off the main bedroom to a private south facing patio. The comfortable living area on the first floor has a balcony with patio furniture and views over the countryside.

Sutton is well placed for visiting and touring the area. The coast is only 5 miles away and picturesque villages and historic market towns are all within easy distance. There is a quaint country pub near to the river which serves the best and most reasonably priced meals in the area. They have regular weekly specials nights when steaks, roasts and curries are only £4.50. We have eaten there many times and can recommend it. One small/medium well behaved dog is welcome at Heron at a modest charge.

Visitors have exclusive use of a huge grassed garden beyond their private parking area, where cricket, rounders etc can be played as well as access to the acres of paddocks within Hacheston Lodge grounds. The heated pool is open from May to September inclusive.

Swifts Cottage is located in the pretty village of Syderstone, approximately 6 miles from Burnham Market, and 10 miles from Wells-Next-The-Sea, on the North Norfolk Coast. In a rural location, it is set in gardens extending to 1/3 acre, which include BBQ and garden furniture.

The cottage is approximately 150 years old, and has been tastefully refurbished to include modern facilities, whilst retaining character features such as exposed beams etc. It has a large through lounge with wood burning stove, 32in Widescreen LCD TV, Freeview satellite stations, Free Wi-Fi, video and hi-fi - with plenty of light, and a sofa bed which pulls out to sleep two. The dining room and well equipped kitchen are open plan, and include dishwasher, microwave, washer / drier etc. All rooms downstairs have views of open fields or the rear garden. Upstairs, there are three bedrooms - 2 double and 1 twin - and the family bathroom with wc; there is also a separate wc. Sorry, we don't accept pets, and no smoking is allowed indoors.

These two high quality barn conversions have views over open farmland and are just a short stroll to the long distance footpath "Weavers Way". North Walsham is about 3 miles for shopping and new public swimming pool and gym. There are wide sandy beaches at Mundesley or Happisburgh and Waxham, all little more than 6/7 miles away. The Broads for boat hire and fishing are within easy reach, as are a number of Stately Homes and National Trust properties.

Both barns have been converted to a very high standard and are extremely well equipped, with dishwashers, microwaves, washing machines etc. Weavers is wheelchair accessible throughout, whilst Mardlers has been designed to enable wheelchair access to all ground floor rooms. One well-behaved pet is welcome by prior arrangement in either property. For larger groups both barns can be rented together to sleep up to 16. Oil central heating included May to September (outside these dates @ £35 & £40 per week)

Weavers Barn has three bedrooms (1 double with ensuite bathroom, 2 twins) to sleep six people, with a light airy comfortable lounge with sofa bed, woodburning stove, dining room, fully fitted kitchen, utility room and walk in shower room.

Mardlers Barn has a fully fitted kitchen and an impressive, comfortable 35ft lounge & dining area with woodburning stove and doors to terrace.
