Peacefully positioned on a family farm in north Norfolk, Harrow Barn is approximately 10 miles drive from the coast. The accommodation is custom-built for two. The conversion, which is four-star rated, aims to encompass the stunning views and maximise the elements of space, light and comfort.

The barn has oil-fired central heating, as well as a wood burning stove to welcome you after that bracing walk on Holkham beach! The vaulted living room has a leather 2-seater sofa and two fireside chairs. There is a 23" Flat-screen TV with Freeview, DVD and CD player. The separate dining area has a pine table and leather chairs. The kitchen area is modern and well equipped with full sized electric oven and hob, fridge & freezer, microwave, dishwasher and washer/drier. The generous bathroom is designed as a wet-room with bath and an open shower area. The spacious bedroom, which is also vaulted, has a King-sized bed. This can be made up as two 3ft if required.

Outside, the barn has open meadow frontage with unspoilt panoramic views and a wealth of local walks. Watch for gambolling hares or relax on the private patio and listen for the skylarks. The property is all on one level, making it wheelchair friendly (details on application). You can bring one well behaved dog by prior arrangement. Prices include quality bed linen and towels.

The cottage is about 3 minutes' walk away from the quay, and excellent pubs such as The Kings Arms and The White Horse.

Beautifully restored, this luxurious hideaway combines period charm with modern day comfort. Wren Cottage is beautifully furnished and very well appointed. Downstairs it includes a modern fitted kitchen, a delightful cosy living room, with rugs laid over a pamment tile floor, and a traditional open fireplace. Through from the sitting room is an inner hallway with the ground floor bathroom off, and a broad flight of stairs to the first floor. The cottage would originally have had 2 bedrooms, but the first floor has now been laid out as one very large and luxurious bedroom, with King size bed, traditional pine furniture and lovely views over the marshes towards Blakeney Point. This former barn has recently been converted to provide cosy accommodation split across two properties, situated on a working arable farm in the rural village of Harpley, some twenty minutes from the beautiful North Norfolk Coast. The properties are located close to the popular Lower Farm Bed and Breakfast, and the farm also offers stabling for horse riding holidays, with excellent rural rides along Peddars way and the coast. The village is next door to Houghton Hall and the Sandringham Estate, with the Peddars Way running close to the farm. Brancaster, Burnham Market, Hunstanton and Holkham are all within close reach. The little market towns of Fakenham, Swaffham and Kings Lynn are also nearby.

The two cottages have an identical layout, with an open plan kitchen / living room with sofa bed, TV, DVD player, dining table and chairs, and well equipped kitchen area with microwave, dishwasher, washing machine, electric cooker and fridge. Notable for being the home of Norfolk Lavender and surrounding lavender fields, Heacham is also well known for its associations with Pocohontas. The village lies just 2 miles south of the popular tourist resort of Hunstanton and the long stretches of golden sandy beaches of Old Hunstanton, Holme, Thornham, Brancaster etc for which North Norfolk is so well known are just around the corner. Tawny Cottage is a pretty cottage in a quiet south facing terrace, built in 1845 of carrstone which is typical of the area. It has been recently renovated to a high standard and is tastefully decorated, clean and well equipped throughout. Downstairs is a nicely furnished sitting room with comfortable seating, colour TV and video, beamed kitchen / dining room with electric cooker, fridge/freezer, microwave, dining table and chairs, CD and radio player, and utility room with washing machine and tumble dryer. On the first floor are two bedrooms (1 double, 1 single with second pullout single bed) and bathroom with bath and overhead shower, washbasin, WC and shavepoint. Electricity and linen included. Holt is a small, award winning country town serving the surrounding villages. There are ample pubs, restaurants and surprisingly stylish shops abound. Holt is only 4 miles from the coast at Cley-Next-The-Sea and Blakeney with the seaside resorts of Sheringham and Cromer less than 10 miles away. It is ideally situated for walking, bird watching, horse riding or sightseeing. You can take the ‘Holt Flyer’ - the Routemaster double-decker bus that carries you to the station to catch the steam train across the heath and coast to Sheringham. Alternatively, take a boat trip to see the seals at Blakeney. Don’t forget to buy some mussels or crab for your tea!

Jim’s Cottage is situated in a quiet cul-de sac adjacent to the Holt Country Park and a short walk to the centre of the town. It is a traditional, mid-Victorian, brick and flint workman’s cottage and retains much of its original charm with lumpy plaster, stripped wooden doors, oak floors, open fireplace and steep stairs. However, it has a fully fitted kitchen, bathroom and gas central heating. Jim’s cottage sleeps 4 in a double and a twin room. The excellent, safe garden makes it an ideal cottage for families, and both children and smokers are accepted, but sorry, no pets. Weekends and Short Breaks available between October and May.

The Old Joinery is one of two newly built cottages sharing a secluded site once occupied by a carpenter's workshop and store, just a 3 minute walk from the High Street of the unspoilt village of Cley-Next-The-Sea, on the beautiful North Norfolk coast. Cley is a delightful village with two pubs (both serving real ale and excellent food!), a noted delicatessen, a pottery and a traditional smokehouse selling smoked fishes and pates.

Great attention to detail has been paid to both the building of the cottage, as well as to its decor and furnishings. Externally, it is built from a combination of flint, brick and shiplap, under a traditional pantile roof, with a south-facing garden and paved terrace with shrubs and lawn. It has a 'cart-shed' garage, together with parking for a second car.

The Old Joinery is all on one level, with a fully fitted kitchen, beautifully tiled bathroom, and spacious sitting room with rugs over a wooden floor, TV and DVD player, and Multiyork sofas around the traditional fireplace, for which logs are provided. Large French windows open directly onto the south-facing patio and garden. Hunstanton offers traditional seaside attractions, Blue Flag beaches, Sealife Centre, watersports and boat trips to visit the basking seal colony. Walnut Tree Cottage is one of two newly built cottages sharing a secluded site once occupied by a carpenter's workshop and store, just a 3 minute walk from the High Street of the unspoilt village of Cley-Next-The-Sea, on the beautiful North Norfolk coast. Cley is a delightful village with two pubs (both serving real ale and excellent food!), a noted delicatessen, a pottery and a traditional smokehouse selling smoked fishes and pates.

Great attention to detail has been paid to both the building of the cottage, as well as to its decor and furnishings. Externally, it is built from a combination of flint and brick, under a traditional pantile roof, with a south-facing garden and paved patio with shrubs and lawn. It has a 'cart-shed' garage, together with parking for a second car.

Inside, Walnut Tree Cottage offers a very high standard of accommodation. Downstairs it has a tiled entrance hall (with cloakroom off it), fully fitted and beautifully equipped kitchen, and large sitting / dining room with Multiyork sofas, TV, DVD, music system and open fire, with French windows onto the terrace. The Master bedrooms is downstairs, also with French windows to the terrace, and King size bed, flat screen TV and ensuite with shower, wc and basin. Upstairs there are 2 generously sized bedrooms (1 twin, 1 single) plus bathroom with corner bath, wc and basin. Please note, the cottage is non-smoking, and sorry no pets.

Brancaster is on the popular North Norfolk Coast and was originally a Roman Fortress built about 300AD as part of the coastal defences. The village is now a quiet little resort with a handsome church, a modern, well-stocked general store about a 2 minute walk along a pretty very narrow lane, and a village pub where children are welcome, and which offers good food. There are numerous high quality restaurants on your doorstep. There is a sailing school at Brancaster Staithe and the Royal West Norfolk Golf Course is at Brancaster. Burnham Market is about 3 miles away and has around 40 attractive shops.

Situated just a pleasant short walk from the beach, the cottage is at the end of a narrow lane with open farmland to the South and West. The lane is part of the North Norfolk Coastal path and all that you are liking to see passing the door are walkers, dogs and the occasional tractor. The house and garden are ideal for guests with children or dogs as the rear of the cottage is enclosed. There is a lovely light sitting room with open fire, dining area, kitchen, bathroom with bath and powerful shower, two double and one single bedrooms. The kitchen is equipped with double oven and hob, microwave, fridge and washing machine. Behind and to the side of the cottage is a lovely sheltered patio and private garden. The garden faces South and the patio West so provides a lovely afternoon and evening (in the Summer) sun trap. There is a garage and ample parking space for several cars. Heron and Kingfisher cottages are in a pleasant position close to the River Ant on The Norfolk Broads. The village Staithe is nearby and is the perfect place to stroll and watch the boats and wildlife.

Both cottages were newly built in 2003 and are redecorated and fitted to a good standard. The bedrooms are on the ground floor with French doors off the main bedroom to a private south facing patio. The comfortable living area on the first floor has a balcony with patio furniture and views over the countryside.

Sutton is well placed for visiting and touring the area. The coast is only 5 miles away and picturesque villages and historic market towns are all within easy distance. There is a quaint country pub near to the river which serves the best and most reasonably priced meals in the area. They have regular weekly specials nights when steaks, roasts and curries are only £4.50. We have eaten there many times and can recommend it. One small/medium well behaved dog is welcome at Heron at a modest charge.
